How much will my property make?

When considering your investment, it's important to keep realistic expectations. We aim for a return on investment (ROI) of 6-8% after accounting for expenses. However, this can vary depending on market conditions and the overall condition of your property. It's worth noting that nicer properties tend to generate more consistent revenue, but it's crucial to align your expectations with market realities. We average 70-80% occupancy rate over a 12-month period. We use multiple strategies to keep attracting guests.

The Costa Rican economy is doing exceptionally well with an increase in tourism this year. It's essential to understand that even though nice properties attract more guests, it may require additional investment to maintain their quality. However, attracting a better clientele justifies the costs involved.

There may be instances where revenue doesn't keep pace with costs. It's important to remember that short-term rentals are a long-term strategy rather than a quick income stream. It takes over a year to establish a property's reputation and to increase pricing. Pricing on average increases 5% year over year once a property is established.

Whether it's bug spraying, air conditioning problems, or any other maintenance issue, we have a reliable network of skilled professionals ready to be dispatched swiftly. While it is important to cover the costs promptly, you can rest assured that we will handle the coordination and ensure that the right talent is on the job, delivering efficient and effective solutions. Our goal is to provide a seamless experience for both you and your guests, taking care of any issues that may arise promptly and professionally. With the quantity of properties we have in our portfolio, we are able to negotiate a discounted rate with vendors which we pass directly to you. Its part of our community first approach.

How much do you charge for property management and what is included?

What makes our company unique as compared to other management companies is you will retain control over your revenue. Airbnb will deposit the funds directly into your bank account of choice. Other booking platforms revenue collected by us will also be transferred to your bank account of choice. We only invoice on expenses which we carry for you until your monthly bill is generated. We believe in establishing a mutually beneficial relationship where all parties win. Your Airbnb Profile will remain your intellectual property under your own name.

Our property management fee is set at 25% of the revenue generated by your property, after deducting platform hosting fees, and house cleaning revenue. This comprehensive fee covers a wide range of services, including monitoring and managing communications, paying property bills, owner's portal, coordinating repair staff when necessary, providing guest orientation, creating guestbooks and house manuals, handling complaints, making sightseeing recommendations, suggesting restaurants, concierge services, dispatching cleaning talent, and posting professional photos of your property. Additionally, we take care of marketing efforts and offer the thoughtful touch of providing treats for your guests.

To initiate our services, there is a one-time setup fee of $249. This fee covers essential tasks such as conducting a property inventory, making item replacement suggestions, capturing professional photos of your property, creating a property listing, and conducting basic cleaning.

Time spent coordinating property maintenance tasks such as painting, appliance replacement, furniture cleaning, roof repairs or replacement, air conditioner maintenance, cabinet repairs, electrical repairs, and window treatment replacements is fully covered by the property management fee.

By entrusting us with your property management needs, you can benefit from our comprehensive approach and enjoy a hassle-free experience, knowing that every aspect of your property's success is being diligently managed.

Do you manage property improvement projects ?

Typical property improvements include alterations such as adding additional windows or skylights, modifying the interior layout, upgrading flooring, upgrading countertops, expanding or upgrading cabinetry, adding electrical receptacles, and reconfiguring rooms or property.

We offer project management services for property improvement (alteration) projects, tailored to suit your budget and needs. For projects under $500 in total scope, we provide project management at a nominal rate of $20 per hour. However, for projects exceeding $500 in total scope, we apply a 15% project management fee based on the total value of labor and materials.
Our comprehensive project management fee covers a wide range of services to ensure a smooth and successful project. This includes project scheduling, material sourcing, securing discounts, vendor coordination, obtaining necessary permits, expense tracking, competitive quoting, progress inspections, translator hiring if needed, video updates, detailed documentation, collaboration with the local HOA, and overall project management. Rest assured, the expenses for these services will be covered through negotiated discounts with vendors, and we guarantee that what is quoted will be delivered by them.
Our services are equivalent to hiring a general contractor in the United States, but we offer them at a more cost-effective rate. To begin the work, a $500 deposit is required for projects valued over $3,000, which will be credited to your first set of management fee invoices. We extend the use of our credit card and bank transfers to help facilitate your project expenses.

Having a local bank account in Costa Rica is highly recommended for seamless payment processing of various services related to your property, including cleaning, repairs, internet, utilities, and property taxes. Alongside Bank of Costa Rica, other reliable banking options include the National Bank of Costa Rica and Central America Bank. It is essential to have at least one legal resident as the primary account holder to enjoy transfer privileges.

How much money should I have in reserves to cover expenses ?

To ensure financial preparedness and avoid unexpected challenges, we recommend having 3-4 months of projected revenue saved in a dedicated account. This reserve will help cover expenses, repairs, and potential upgrades, offering a safety net in case of unforeseen circumstances. As an investor, it is important to plan for worst-case scenarios, considering that borrowing or accessing credit may not always be viable.

It's worth noting that Costa Rica has two distinct seasons: the rainy season from April to October (slower period) and the dry season from November to March (busier period).

Having a well-maintained and appealing property makes it easier to attract guests and reduces reliance on reserves. The rainy season can be an opportune time for property remodels or upgrades, and having reserves in place will provide the financial cushion needed during these periods.
