The $249 setup fee is non-refundable. Commission payments of 25% (on net revenue minus platform fees and cleaning revenue) are due within 5 business days after invoicing and are non-refundable. We will provide you with an accounting receipt for your records. In the event of a termination of services, a 30-day notice is required after all fees have been paid in full.
For new clients, a minimum commitment of 90 days (after your first booking) is required to allow sufficient time (approximately 100 hours) for setting up your listings, marketing, photos, videos, and preparing your property for guests.
Maintenance, cleaning, and repair expenses are the liability of the property owner. The property manager typically pays these upfront to guarantee discounted pricing with preferred vendors but prompt payment of LIA Properties' monthly invoices are required. Larger purchases may require direct payment to the vendor or other agreed upon financial arrangement.
It is suggested to have a valid Costa Rican bank account to pay local contractors, LIA Properties, and utilities. In cases, we may be able to arrange payments through Venmo, EFTs, Zelle, or Wise for smaller amounts utilizing the US banking system for a monthly fee of USD $15. We can manage your basic property bills on a monthly basis included in our service.
